REDBO stands for Real Estate Direct By Owner. It is a technology company, not a brokerage — software that lets an owner list, market, and sell their own home, and lets a buyer deal with that owner directly.
Who REDBO is for
Owners selling their own home. You create the listing, set the price, and talk to buyers yourself. Professional help is an option you choose, never a condition of using REDBO.
Buyers who want to deal direct. Browse homes and message the owner without an agent in between.
Fulfilled through the REDBO Partner Network on your local MLS. Licensed professionals do the licensed work; REDBO is the software and the coordination around it.
How REDBO makes money
- Publishing can be free. There is a rung of the ladder that costs nothing — no card, no REDBO fee at closing.
- REDBO's paid tiers are flat and up front. They run $99 – $499, charged once, with the price shown before you buy. That flat fee is all REDBO charges on these tiers — REDBO collects no commission and nothing at closing, on any tier.
- Some packages carry a closing charge that is not REDBO's. The partner closing charges shown range from 0.25% – 3.39% of the final sale price, charged by the professional providing the service under your agreement with them. REDBO does not collect them.
Percentage amounts shown on any package are charged by the licensed professional providing that service — the partner broker, your Virtual Full Service professional, or your matched local professional — calculated from the final sale price and paid under your agreement with them. REDBO does not collect them.
Any buyer-broker compensation is separate, negotiable, and documented as part of the transaction.
What REDBO does not do
REDBO provides tools and information. It does not set your list price, estimate your home’s value, or guarantee a result.
